The Process
Designing and Constructing your new home can be overwhelming. This is where MAVROarchitects come in and take care of the design process, allowing you to focus on developing your ideas for us to turn them into a reality. We believe in full transparency and will keep you involved throughout the design process by consulting with you for all major decisions. Below is a summary of the process with more specifics outlined in Our Services beneath:
1. You engage MAVROarchitects with your brief.
2. Architect from MAVROarchitects visits site for a consultation / site measure.
3. Architect creates concept designs based on the brief for your approval and develops a concept presentation.
4. Architect finalises design with you.
5. Architect engages all required consultants on your behalf to produce the required drawings for council / private certifier.
6. Architect reviews the produced drawings from the consultants & addresses any clashes with you while making the necessary adjustments to the architectural drawings.
7. Architect releases final set of drawings to you for your approval before submitting the design to council / private certifier.
8. Meeting with Authorities as required to discuss the lodged development application (included).
9. Meeting with you to discuss process and requirements for the lodged development application (included).
10. Amendments and resubmission as required.
11. MAVROarchitects offers services for construction documentation as a separate contract. This can include the following:
- Construction Certificate development / submission to private certifier
- Basic construction documentation
- Design Development & Construction Documentation
- Interior Design
12. MAVROarchitects recommends reputable builders for the construction stage.

4. INTERIORS / CONSTRUCTION
This stage is separate to the previous stages in the form of a new contract between MAVROarchitects and the client. It entails developing construction documentation for a builder and entails the following:
This certificate confirms that the construction plans and development specifications are consistent with the development consent, and comply with the Building Code and any other council requirements. Note that this set of plans is not for construction and entails the following:
- Evaluate the development consent conditions and report to client.
- Coordination of design development work undertaken by consultants with the architectural design.
- Tend to architectural queries raised in procurement of CC.
- Prepare architectural documentation for submission to Private Certifier for CC including:
- Co-ordinated floor plans / sections / elevations.
- Driveway details
- Schedule of finishes
- Submission of CC to private certifier.
- Release of documents to builder (note: acceptable RFI's from builder are welcome during the construction stage)
The level of detail in such documentation is adequate for an experienced builder to construct from with acceptable request for additional information welcome, and others charged at hourly rates. This documentation includes (but is not limited to):
- Co-ordinated floor plans / sections / elevations.
- Wall setouts (brick & tile).
- Window setouts.
- Finishes schedule
Note: MAVROarchitects also offers advanced construction documentation. This will require a separate contract between MAVROarchitects and the client.
The documentation required for interior design includes (but is not limited to the following):
- Reflected ceiling plans (includes fan selections).
- Electrical layout drawings (includes light switch and powerpoint selections, controller / security selection & location).
- Wet area elevations.
- Window schedules.
- Door schedules.
- Fixtures & finishes schedule including appliances, furniture,
- Moodboard to combine finishes for the client.
- Mechanical plans (co-ordination for location).
- Skylight shaft details.
Note: MAVROarchitects offers Interior documentation as a separate contract to the construction documentation. This is perfect for a renovation.
Consultants typically required during this phase:
Principal Certifier, structural engineer, hydraulic engineer, stormwater engineer, landscape architect etc.
